I know you didn't mention NY on your list of possible locations, but there's a strip along the south shore of Lake Ontario in growing zone 6, mostly Monroe, Orleans and into Niagara county where they grow lots of apples and peaches and so forth. Just a thought.
We're both native NYers but lived in the south for decades before retiring back up here and we haven't regretted it. :)
